West Jasper Placeis a mature neighbourhood originally part of the Town of Jasper Place. It is adjacent to Crestwood and includes 149th to 156th Street and 95th Avenue to Stony Plain Road. 37% of the dwellings are single detached housing located in the interior and 59% are apartments located on the perimeter. It is the only community with the Newman’s Resolution which has been retained by city council for 33 years! In 1980, Alderman Ken Newman passed the following motion, “that the area from the lane west of 149 Street to the lane east of 156 Street between 95 Avenue and 100 Avenue remain RF1 single family housing which is the equivalent zoning to what presently exists in the area.” Since 1980 there have been a substantial number of houses replaced with new single detached houses. In the last ten years 45 new houses were built. There are still some affordable postwar homes available for redevelopment. It is a stable single family residential community with long term homeowners (15+ years). Lots are large 50’ x 150’ and the majority of the neighbourhood has beautiful mature elm treed boulevards which form an arch over the streets. Excellent transit is available and the future westend LRT will run down 156th Street and Stony Plain Road. Along 100th Avenue, there is a pretty multi-use trail which winds between dense rose bushes and trees leading to within a block of the McKinnon Ravine. The well used McKinnon Ravine trail is noted as Edmonton’s most scenic view of the river valley. Sherwood Elementary School and Arthur Elliott Park is located between 95th to 97th Avenue and 152 to 153 Street. Last year West Jasper Place received new street lights, roads, sidewalks and sewers. Jasper Gates Mall is located in the northeast corner of the neighbourhood. Safeway and London Drugs are the main tenants. The City of Edmonton has expressed interest in purchasing the Grant MacEwan University Arts Campus on Stony Plain Road and 156th Street. It will become a multi-cultural arts and theatre centre when the campus moves downtown in 2015. For the next two years, Stony Plain Road between 149th and 158th Street will receive new streetscaping. New street lights, colorful sidewalks, furniture and two parkettes – one with seating and another with an amphitheatre will be built. West Jasper Place is currently undergoing an Area Redevelopment Plan which will protect the core of single detached housing and provide guidelines for quality controlled developments that will retain the character of this neighbourhood.
