In the last 2 years , 6 two bedroom apartment style condos have sold via the MLS® system in Fort Gardens located at 50 & 70 Woodsmere Close, in Fort Saskatchewan.
The selling price ranged from $165,000 to $230,000. The average selling price was $191,167, $203 per sq.foot, while the average list price was $200,458. It took 55 days for these condominiums to sell. The average size of these sold units was 947 sq.ft.

A special assessment or levy, as some prefer to call it, is a financial contribution which is voted on by the condominium board and payable by the condo unit owner to the condominium corporation in one lump sum or spread out over certain time (example: by monthly or quarterly installments). In most of the cases, the special assessment is levied on the top of the condo fees by currently elected board which presides over all the decision making, including maintenance of the registered property. To be on the condo board, you need to be an owner and elected member by other owners during annual general meeting. Many condo boards choose to hire a professional management company to run day-to-day operations including the financial aspect of the corporation.
…Well, it looks like the rising inventory and lower number of sales have pushed the prices of homes and condos down in October. As sellers compete to have their properties sold in a reasonable time, the buyers are definitely in advantage position this year with more properties to choose from. Are we seeing a beginning of a decline in residential markets in Greater Edmonton Area? While TSX Composite index is down and hovering around 15,100 today compared to 16,100 a year ago, US economy is doing better than many predicted. I am an optimist and with all things considered, I think we may see a small correction or possibly flat market in the next few months to come.
