Edmonton's single detached house and condos prices remain flat in April of 2015, while number of sales, average days on market, and inventory are up!

The average price for a single family detached home in April was $438,641 almost identical to last month, and up by 2.5% from April of 2014. The condo prices were up by 1.2% at $252,935 from $249,841. Total of 1,597 residential properties have sold in the 4th month of 2015, 13% less than same period last year. The inventory increased to 6,784 residential properties available compared to 5,944 last months and 4,910 in April of 2014.  Average Days-On-Market were up by 2 days at 44.

Where is the decline in Edmonton's real estate market that everyone is anticipating? From clients, friends, colleagues, and social media, we have all heard about housing market plunging down in Alberta. I have to admit I have been sceptical myself. I still think the prices will stabilize lower from where we are now, having said that, who really knows. So I think I will just stick to raw data, here we go:

Edmonton's single detached house and condo prices, number of sales, and inventory are up slightly in February of 2015, while average days-on-market are down!

The average price for a single family detached home in February was $430,770 up by 0.8% from last month, and up by 1.2% from February of 2014. The condo prices were also up slightly by 1.2% at $250,088. Total of 931 residential properties have sold in the 2nd month of 2015, 17% less than same period last year. The inventory increased to 5,008 residential properties available compared to 4,132 last months and 3,906 in February of 2014.  Average days-on-market were 48.

Edmonton's single detached house and condo prices, number of sales, and average days-on-market were down slightly in January, while inventory was up compared to 2014!

The average price for a single family detached home in January was $429,470 down by 0.5% from last month, and up by 2.5% from January of 2014. The condo prices were also down slightly by 0.1% at $247,178. Total of 666 residential properties have sold in the first month of 2014, 18% less than same period last year. The inventory increased to 4,132 residential properties available compared to 3,059 last months and 3,537 in January of 2014.

Since January of 2014 till today, 69 single detached homes (houses) have sold through the MLS® system in Westmount community, in Central Edmonton.

The average selling price for these homes recently sold in Westmount was $489,102 and $346 per square foot and list price $499,444 and $353 per square foot. It took on average 38 days for these properties to sell, while sold-to-list price ratio was 98 percent. Average size of these sold houses was 1,464 square feet.

The average selling price for these homes recently sold in Bannerman was $351,850 and $284 per square foot and list price $356,905 and $287 per square foot. It took on average 33 days for these properties to sell, while sold-to-list price ratio was 98 percent. Average size of these sold houses was 1,282 square feet.
